Tenant Improvements — Woodland Hills, City of Los Angeles

Superior Gold & Diamond Exchange, Inc. retained Santos Planning to convert and completely renovate two commercial retail units into 4,574 sq.ft. of office space and 3,670 sq.ft. of retail space for the company’s latest California location.  Santos Planning effectively managed the project’s discretionary and ministerial permitting processes and construction, including Planning Dept. approval and Building & Safety plan check.  The project also consisted of signage permits and redesigned parking consistent with the Ventura-Cahuenga Boulevard Corridor Specific Plan.


Feasibility Analysis — Riverside County

For the owner of seven parcels totaling approximately 75 acres located in Unincorporated Riverside County, Santos Planning conducted a feasibility analysis for development of a water park within part of this recreation-zoned property.  Upon assessing the client’s goals and analyzing the land use and zoning issues, including a mapped floodplain and a new freeway off ramp planned, we successfully aided the property owner in moving forward with a clear understanding of the development options and anticipated planning issues.


Land Acquisition and New Development — Barstow, CA

With much excitement, Santos Planning is assisting an East Coast and Midwest retail giant in planning and permitting development of a number of new stores in California. The projects’ focuses have been securing approvals of engineering and wet utility plan approvals with local Building & Safety departments, water municipalities and Fire Dept., including encroachment permits with Caltrans.
