When seeking raw land to development or when purchasing property with existing development to redevelop, due diligence is critical prior to purchase. At Santos Planning, we conduct such research and analysis, providing our acquisition clients with a clear picture of a property’s existing and pending zoning regulations and development standards, including Fire Dept. and water access requirements. Services may include full or focused development feasibility analysis; title review; geologic and soils testing and analysis; and/or preparation of conceptual plans and pre-application review with agency staff. In rural areas, this due diligence also often consists of analysis of a property’s legal creation (also known as lot legality) and legal access.
